Twenty-six condos sold since Christmas? At a re-priced luxury resort project in Beaver Creek, it's happening now.
Two days before Christmas, when Slifer, Smith and Frampton re-launched sales at The Ascent, a 49-unit resort condo project at Beaver Creek, managing broker Lissa Tyler was hoping for maybe five or six initial deals. But by end of day, 14 buyers had written contracts on its 2- and 3-bedroom suites - and another dozen buyers, plus backups, have clamored on as of this week. "We'd been seeing sales in Vail and Beaver Creek picking up," Tyler recalls now, "but I was overwhelmed."

"When people see value, they take advantage of it," says Peter Wells, partner in Condo Capital Solutions, specialists in recovering distressed properties, who bought the note from the bank after the Ascent made a false start in 2008, then totally redid the project - the interiors, the outside architecture, even the view corridors from the homes. "There has been pent-up demand for new product at reset pricing, and we were able to deliver that."

He also brought in interior pros Slifer Designs to give The Ascent a fun, younger twist he wasn't seeing in the original plans. "It kind of felt like Dallas does Beaver Creek," recalls Slifer's Donna Figg. "It was too serious." From The Ascent's site at the entrance to Beaver Creek, the team looked up the hill to the Village, and across the Eagle River to the successful Westin project, and drew in ideas.

Meanwhile, what's really had a going-over is the pricing. This weekend, you'll still find two- and 3-bedroom homes that the developer estimates are now as much as 46% below replacement cost - including a 3-bedroom, 1,700 square-foot home at $669,000.

"That's under $400 per foot," notes Tyler, listing broker for The Ascent. In addition to interior parking, she adds, those homes show quality construction with wood engineered floors, solid core doors, granite counters, Kohler fixtures, Euro-styled kitchens with stainless appliances, and brighter colors and lighting specked by the designers. Also included: a sports lounge and PlayStation-3 room, fitness and locker rooms, steam room, indoor pool, hot tubs (indoor and outdoor), and outdoor gathering areas with a fireplace...not to count ski lockers with boot warmers; and twice-a-morning shuttle service, up the hill to the base; but also into Vail.

"There are fabulous homes still available," Tyler adds; but with half gone in three weeks, she recommends a trip up soon to tour the models. She and agent Molly Olmsted are open daily, with coffee and snacks; and invite you to an après-ski event they do Tuesdays, 4-6 p.m. The Ascent is at the entrance from Avon to Beaver Creek Valley, below the granite promontory. From I-70, take Avon Road in, through the traffic circles to old U.S. 6 and turn left to the entry.
